To provide both Buyer Brokerage and
Seller Services in a professional manner. To offer an accurate appraisal of
your property and create an environment for a successful transaction.
Prudential Connecticut Realty is large enough to offer the best marketing plans

toward developing quality relationships and enjoy a good reputation among my
peers as a successful Real Estate Agent.
EXPERIENCE
I am a lifelong resident of Fairfield
County and I have been selling real estate in the Westport, Fairfield, Easton
and Weston markets for 23 years with a career sales volume of over
$180,000,000, representing more than 600 transactions. My clients and customers
respect my advice and many of them have returned to me to sell or purchase a
second or third time. My experience extends to listing new and resale homes as
well as condominium sales and vacant land.
EDUCATION

Certified Residential Specialist,
CRS To achieve this designation an agent must have sold over 150 homes
and successfully completed the CRS course. I qualified by completing real
estate marketing in both resale and new construction. Only 3% of agents
nationally qualify.

Appraiser As a licensed
Residential Appraiser, I must adhere to a higher standard for estimating the
value of a property. Only a licensed appraiser can perform appraisals for
banks, estates and reimbursement. Real Estate Agents may only estimate the
value of a home for the purpose of obtaining a listing.

Education On an ongoing basis I update my knowledge and skills on
license law, fair housing, real estate law, and conditions affecting home
buyers & sellers (lead paint, radon, asbestos abatement, etc.)

Disclosure Laws >Avoiding Delays During Escrow
Unforeseen problems can arise during escrow, and closing dates are never set in stone! Lenders, appraisers, title attorneys, credit check services, or anyone who is involved in the transaction could potentially delay a closing. Stay in close touch with your real estate agent, who will notify you of deadlines and help you deal with delays.
Well-written sales contracts are the key to avoiding problems during escrow. For example, provisions can be included in the agreement that require the buyer to provide evidence of sufficient funds for down payment and closing costs, or to present proof of the ability to obtain homeowner's insurance. Because of new restrictions on insurance policies, the mortgage lender may require insurance before funding the loan.
There is also a section in the sales contract wherein the seller makes a warranty to the buyer of the condition of the property. It is important to make sure that this clause is modified to reflect the seller's transfer disclosure statement. If this is not done, the seller could be required to repair items that are found to be dysfunctional or faulty, and this could add time to the escrow period.
